LATEST NEWS FROM SPAIN
The Spanish property market has recovered after some shocks earlier in the year and is still a promising long term investment. According to a recent survey by GE Money, house prices in Spain are expected to rise strongly during 2008, and Spain is tipped as the best option for long-term property investment.
The bank reported a belief amount respondents that Spain offers a safer investment than can be found in emerging markets "it is the constant trend of the British desire to move to Spain that secures the western European market", the report stated.
Since June, the Spanish property market has prompted mixed messages in the international market after a decade long boom. But despite any pessimism, the market has not crashed. The Spanish economy grew by 4% in the first quarter, and the Madrid stock exchange hit new highs earlier last month.
Some concerns over the market stem from an increase of competition from alternative destinations such as Morocco, Mexico and Bulgaria.
However, while fears of oversupply and artificially high prices have affected confidence in the market, it important to take a look at what the market has to offer in the long term.
The Acuna report states that despite longer sales times and a rising stock of unsold properties, property prices will continue to rise by over 6% in areas such as Galicia, Asturias, Huelva, Castellon and Murcia. With around 18% of Spains GDP tied up in the housing market, the government is unlikely to allow the housing market to topple.
For long term investors or those seeking a holiday or retirement home, regions such as Playa Verde in Huelva offer a safer investments. One-beds cost from £129,600 and not only is the property set right on the beach, the famous bird sanctuary at its back. Isla Canela is a unique residential resort that comprises of golf course, vast fine sandy beaches, a modern leisure marina, luxury hotels, restaurants and cafes.
Another source of optimism is that one of Spains largest appraisal companies shows that new build prices in provincial capitals rose by 7.4% over 12 months to the end of June. Leading Spanish bank Bankinter expects average Spanish property prices to rise by between 6 and 8 % this year and the property market to undergo a gradual adjustment throughout the rest of the decade.
